When Michiana’s first real heat wave rolls in, your air conditioner either held up — or it didn’t. The difference usually comes down to servicing. Here’s the checklist our I & M technicians actually use, adapted for what a South Bend homeowner can do themselves and what’s worth leaving to a pro.
What You Can Check Yourself
- Air filter (monthly in summer). A clogged filter is the #1 cause of frozen coils and short cycling. If you can’t see light through it, replace it.
- Outdoor unit clearance. Keep two feet clear around the condenser. Cottonwood fluff — a June staple around St. Joseph County — mats condenser coils fast. Rinse gently with a hose, power off first.
- Vents and returns. Walk the house and make sure furniture and rugs aren’t blocking supply or return vents.
- Thermostat batteries. Sounds trivial; causes a surprising share of “dead AC” calls.
- Condensate line. Look for water pooling near the indoor unit — a clogged drain in our humid summers can shut the system down or damage flooring.

A real servicing visit goes where homeowners shouldn’t: refrigerant pressures and leak checks, capacitor and contactor testing (the parts most likely to strand you in July), blower motor amp draw, electrical connections, coil condition, and airflow measurement.
